Some New York City homeowners will be eligible to receive a $150 property tax rebate. 

DOF recently mailed letters to property owners that may be eligible for the property tax rebate.

If you have not yet applied, and wish to do so, the deadline to apply is November 15, 2022.

If you have already applied for your rebate, you do not need to take any action. DOF will notify you when a decision has been made.

The property tax rebate is for homeowners whose New York City property is their primary residence and whose combined income is $250,000 or less. 

Most recipients of the School Tax Relief for Homeowners (STAR) exemption or credit will automatically qualify and will not need to take any action to receive the rebate. Some STAR recipients may receive a letter asking for additional information. 

If you are not currently receiving STAR, but believe you may qualify for the rebate, you can apply for the property tax rebate online, by mail, or in person at a DOF Business Center. Get DOF Business Center locations.

For purposes of the tax rebate, income is defined as the federal adjusted gross income (AGI) from tax year 2020, with adjustments for certain losses:

  • Property owners with income less than $250,000: If your adjusted gross income as reported on your federal tax return (Line 11 for Form 1040) is less than $250,000, you will likely qualify for the rebate.
  • Property owners with income close to $250,000: If you reported losses on federal schedules C, D, E, or F, any losses over $3,000 will be added back to income in the calculation for purposes of eligibility for the rebate.

If you are up to date on your property taxes as of June 30, 2022, you will be mailed a check in August of 2022.

If you have outstanding property taxes as of June 30, 2022, the rebate will be applied as a credit to your account, reducing or eliminating the taxes that you owe. If your credit has been applied to taxes you owe you will receive a message on your property tax bill.

If you have not received a rebate check and believe you may qualify, you can apply online, by mail, or in person at a DOF Business Center. Get DOF Business Center locations. If you have already applied for your rebate, you do not need to take any action. DOF will notify you when a decision has been made.

The deadline to apply was November 15, 2022. However, homeowners can continue to apply for rebates until March 15, 2023, if an extenuating circumstance prevented them from applying by November 15.

Most recipients of the STAR exemption or credit will automatically qualify and will not need to take any action to receive the property tax rebate. 

If you are not currently receiving STAR, but believe you may qualify for the rebate, you can apply online or in person at a DOF Business Center.

You will need to include the following with your application:

  • The name and social security number of all property owners or beneficiaries of a trust who use this property as their primary residence
  • A copy of a current driver's license, state-issued photo identification, or voter registration card for at least one owner who uses the property as their primary residence

After you apply, DOF will notify you when a decision has been made.

Online submission is the fastest way for DOF to receive and review your information. It may take up to four weeks to process online applications.

Did Not Receive Check

If you have not received a rebate check and believe you may qualify, you can apply online, by mail, or in person at a DOF Business Center. Get DOF Business Center locations. If you have already applied for your rebate, you do not need to take any action. DOF will notify you when a decision has been made.

Damaged Check

The Department of Finance will not be issuing replacement checks. If the check you receive is damaged, please send it to the mailing address below. The rebate amount will be applied as a credit to your property tax account.

Lost or Misplaced Check

Submit your request to nyc.gov/dofcustomerservice and tell the Department of Finance you lost or misplaced your Property Tax Rebate check. Provide the Department of Finance with your full name, borough, and address where your property is located and your apartment number if applicable. Allow up to four weeks for the Department of Finance to review your claim.
